     With your assistance and investment, I propose we can, together, restore the Mount Snow Valley Ski Lodge Village back to its former premier resort-area status, grandeur and profitability, an investment opportunity poised for future growth, one which you and your heirs can enjoy for generations to come. 
During the ski and tennis business boom years, the high profits generated the cash flow to finance my new construction of four new large-scale rental homes without bank financing.  I propose we reignite this past performance, and propel your investment into the future, by creating a cooperative organization, but with a twist.

     We would operate as a hybrid between a for-profit ski club and fraternal entity; most importantly with all the camaraderie and common purposes associated with both types of organizations, one where people bond together to accomplish the goal, one which can be passed down from generation to generation, for all to enjoy.      
    
   With your investment, we could easily replace the summer tennis business anchor with the new, All-Season Sports Hub concept.  I envision the following to increase profitability:


ACTION PLAN: ALL SEASON SPORTS HUB

  1. LOWERING AND REBUILDING THE PADDLE TENNIS COURT TO THE SAME LEVEL AS THE CABANA –A PROJECT ALREADY IN THE WORKS.
  2. NEXT TO THE CABANA, CONSTRUCT AN OUTDOOR KITCHEN, AND FIFTY FEET AWAY, THREE OUTDOOR RESTROOMS FOR OUR GUESTS’ CONVENIENCE.
  3. THE SURFACE OF BOTH CLAY TENNIS COURTS WOULD BE CHANGED TO DRAIN-THROUGH PLASTIC-GRID SURFACE.
  • This will give us another eight profitable and enjoyable weeks of sports activity
  • For special events, on the lighted court, the ability to offer dancing under the stars.


     The high profits will be used from the above action plan to first, be used to complete the modernization of each lodge.  Taking a page from our billionaire investor neighbor, Jim Barnes, who owns the revitalized Haystack ski area and Hermitage Club, is investing millions of dollars acquiring properties around the vibrant, Mount Snow Valley Resort region.  We plan to follow his investment strategy by acquiring key real estate parcels which will ultimately benefit our member-investors, by adding an additional 15 acres for future expansion.

     Clearly, Jim Barnes realizes this resort valley’s potential for future profitability.  A few months ago, he surprisingly became our abutting neighbor by acquiring the four acre parcel adjoining our sports hub, so that is an indicator that our location is a premiere, high-visibility commercial/recreational property in the shadows of Mount Snow.

     WHAT I WILL BRING TO THE TABLE—In addition to owning, and successfully building and managing this property for over three decades, I have a  plethora of construction experience, own a fleet of commercial machines and a team of in-house, highly-skilled associates to accomplish our collective future goals.  My other adjoining neighbor, Jim Sweeney, whose land I am considering for future expansion (see Sports Hub attachment), will supply the necessary additional equipment.
I am the 100 percent owner, designer and original builder of this popular lodging establishment.  I know these buildings and grounds like the back of my hand, and I have NO MORTGAGE DEBT.

     WHY AM I DOING THIS?—Marketing, accounting, and running the reservation office are bogging me down too much to implement this plan without help.

     IDEAL INVESTORS—I am actively looking for ten highly skilled, motivated and active investors to collaborate with me, in a team effort, and most importantly with each other, to accomplish our investment and recreational goals to aid in the expansion and management our three-lodge village.

  1. Skills desired: Experience in FINANCE, ACCOUNTING, LAW, INSURANCE, PROPERTY MANAGEMENT, MARKETING, CONSTRUCTION, AND INFORMATION TECHNOLOGY.
  1. Having someone with advanced IT experience to coordinate advertising is crucial. We plan to do in-house, pay-per-click (PPC) advertising by emulating Google’s PPC, but not paying out thousands per month to accomplish this marketing goal.
     INVESTMENT NEEDSI am looking for a commitment of $45,000 from each of ten potential investors to purchase 49 percent of this new entity.  All of the additional income generated by your investment and expertise will be reinvested, initially, into upgrading our existing lodges.  Then as a collective, cooperative entity we can decide if we want to expand our operation.
